What is Co-Development?

"Co-Development housing" involves a group of UBC faculty and staff members applying to lease land at market value from UBC. UBC Properties Trust manages the creation of new townhomes or apartment condominium complexes for the co-developers.

While UBC Properties is a developer of many projects at UBC, in co-development, the role of developer is played by each of the participating individuals. The role of UBC Properties is to initially act as a conduit in bringing like-minded University affiliated individuals together, and then acting as their Project Manager to guide the design, construction and completion of each of the homes.

The Housing Development Opportunity forms part of UBC's Employee Housing Program. Prospective participants should appreciate that it is the participants themselves who will develop the project, using expertise and resources provided, on a fee basis, by UBC Properties Investments Ltd. The following is an extract from the Employee Housing Program brochure (available at www.treasury.ubc.ca):

'To facilitate the development of principal residences, qualified employees of the University will be eligible for housing development services. All full time employees, at their initiative may establish themselves as a group of not less than 10 persons and apply for residential development of an appropriate parcel of land on campus. Each member of the group purchases a pre-paid, 99 year lease on commercial terms that the University routinely obtains and at full market value for the land component of the development. The University through UBC Properties Trust will assist in the development of such Projects with campus based site selection, supervising the selection of appropriate prime consultants and general contractors, and providing general development advice, marketing services and legal advice for the formation of the group necessary to carry out the development.'

Keenleyside

5788 Birney Avenue, UBC

Keenleyside is the fourth phase of Co-Development, the first in UBC’s newest neighourhood, Wesbrook Place.  Keenleyside is a four storey wood frame building, featuring 72 two and three bedroom apartments ranging in size from 910 – 1182 sq. ft.  Keenleyside is situated adjacent to a new community park and within close proximity to Pacific Spirit Park, the beach and Wesbrook Village which includes a supermarket, shops, café’s, restaurants and other everyday amenities.

Clement’s Green, the third phase of Co-Development, features a four storey wood frame building with 55, two and three bedroom apartment homes.  Nestled in the heart of the Hawthorn Place Neighbourhood, Clement’s Green is located adjacent to a new community park and within close proximity to the new Barn Community Centre and Rhododendron Wood.

Logan Lane

Logan LaneLogan Lane, the second phase of Co-Development, features 61 townhomes, located in the Hawthorn Place neighbourhood, adjacent to a new community park and within close proximity to the new Barn Community Centre and Rhododendron Wood. The townhomes range from two to three bedrooms, some with rental suites.

Hawthorn Green

6358 - 6318 Hawthorn Lane, UBC

Hawthorn - Mail MallHawthorn Green is the first co-development initiative which features 10, three-level townhomes each including three bedrooms with a self-contained rental suite which can also be used as a fourth bedroom or office. The townhomes are approximately 2,150 sq.ft. and have a front patio or a south facing back garden opposite the Hawthorn Park.
